RESERVATION PROCESS: Your reservation must be secured with a valid credit card. Payment is due in full upon arrival. Cancellations must be received at least 48 hours prior to arrival for nightly and weekly stays. A cancellation fee equal to the last night will apply if your reservation is cancelled within the 48 hours prior to arrival. On monthly reservations, 30 days notice of cancellation is required to avoid forfeiture of the $500 deposit collected at time of booking. A no-show fee (1 night plus tax + cancellation fee) will be charged in the case an invalid reservation is not canceled. Room numbers cannot be guaranteed.
OCCUPANCY POLICY: Although we believe our patio or balcony suites are comfortable for couples, we will allow up to the maximum occupancy limit for each room type. You agree there will be no more than the allowed limit for the room type reserved. The maximum occupancy allowed is as follows:
Mini Suite/Select Suites* – Max 2
Studio/Patio/Balcony Suites – Max 4
Balcony/Patio Suite Plus – Max 5

CHECK-IN PROCEDURES: Check in time is guaranteed for 4pm. When you arrive on property, check in with the front desk to register and receive your parking pass. If your condo is ready prior to 4pm, an earlier check in may be arranged (additional fee may apply). The front desk agents will issue your keys and direct you to your condo.
PARKING POLICY: Beacher’s Lodge is a condominium association. While parking spots are not assigned, all vehicles must be registered and there is only one parking spot per condo. A parking pass will be issued upon arrival and will need to be kept in sight on the dash of the vehicle registered to be on property during your stay. An additional guest pass may be issued but does not permit overnight parking. Boats, trailers or recreational vehicles cannot be allowed to park on property due to the limited number of parking spaces.
SMOKING POLICY: Smoking is only permitted in the designated smoking areas at the north and south ends of the property (signage indicates). Smoking is not permitted inside the condo units, on balconies, patios, walkways, pool or any other common area. There may be a $300 fine assessed to your credit card if there is any evidence of smoking in these areas. All guests must use designated smoking areas if smoking.
PROPERTY PROJECTS: Because our property is a condominium association there are times when projects will be planned that are beyond our control. Individual condo owners may perform work in their condos Monday – Friday between the hours of 8am and 6pm. While we do our best to inform our visitors of anticipated projects, we cannot offer refunds for work or projects being performed within the condo association’s guidelines.
PET POLICY: Not all condo units at Beacher’s Lodge are pet friendly. As these condos are individually owned, the owner of the condo designates whether pets are allowed in their condo. Weight and breed restrictions typically apply. Please make sure to notify us in the booking process if you wish to bring your pet. Guests who arrive with a pet that have not reserved for a pet friendly condo will have to make other arrangements for their furry family member. Otherwise, as a visitor staying on property with pets must submit a signed copy of our pet policy and agree to abide by our pet rules while staying on property. A maximum of 2 pets may be kept only in a pet friendly condo. There will be a $300 fine assessed if there is indication of a pet in a non-pet condo. POOL INFO: The property pool is typically open from 8am until dusk. Dusk is defined as one half hour before sunset. There is no food or glass allowed in the pool or on the area surrounding the pool. No glass is allowed inside the pool fenced in area. Children 12 or under must be accompanied by an adult. Anyone ill with diarrhea shall not enter the pool and all infants must wear swim diapers if in the pool water. No pets are permitted in the pool area. While the pool is heated, there are times when mechanical or environmental issues may affect the achievable temperature. There will be no refunds in the case of planned projects or if the pool temperature falls below the desired 83-85 degree temperature.
CHECK-OUT PROCEDURES: Checkout Time is at 11am on the departure date. A simple phone call from the condo phone can expedite the checkout process or stop by the office on your way out. If you wish to arrange a later check out time, please seek approval from the front desk (additional fees may apply). Prior to your departure, all the dishes used must be cleaned and any trash placed in the room trash receptacles. While we do not charge cleaning fees, if the condo is left in extraordinary disarray, an appropriate cleaning fee will be charged to the card on file.
GUEST AGREEMENT: With the above terms and conditions agreed to, the liability for all rental charges and associated fees cannot be waived. Cancellation policies must be adhered to. The credit card on file or used in payment will be billed in the event of cancellation fees, additional charges incurred and/or damages that are not settled upon departure. All accidental damage must be reported and is the financial responsibility of the registered occupant. If during the course of the stay, there is any willful damage to the condo, damage of the common condo property or disruption to any neighbor’s right to peace and quiet due to my (or my visitor’s or my pet’s) behavior, I acknowledge that I can be asked to leave and will forfeit any remainder of the stay without refund. I also acknowledge there are no refunds for early departures. Any changes in the length of stay must be requested 48 hours prior to the arrival date on nightly and weekly reservations and 30 days prior to arrival on monthly reservations.
